March 27th - May 18th 2010

I guess the "Daily Updates" portion of the AIL website should be changed to "Monthly Updates" :) Here's the scoop for the crew at AIL. We have expanded our force and can now cover the entire Maricopa County property list. So now we are full force in Pinal and Maricopa counties. Things have been going very well. We see a small slowdown on the retail side of things and more competition with the inexperienced on the courthouse steps. There are some people that "admittedly" paid too much for homes because it is tough to compete with companies like us. I have talked to several people that are out there in the field trying to do this on their own, getting frustrated that they can pick up a property and then they bid too much because they are feeling like they are being left out. :) That is the way it goes and this business is very cyclical. You cannot put yourself in that position because that one mistake will put you back, big time.

The radio show is going very well. Brandon has settled in and with his sense of humor is adding to the show. I have to admit, I laugh a time or two at his expense! :) Good times are had by all on the show. Make sure to listen "Live" on AM 960 KKNT Sundays from 1-2 pm.

As a company we have also implemented a couple new and improved strategies in order to sell our clients homes on the retail market that much quicker. We are constantly evolving and making things happen at AIL... a trait that our current clients love. We are seeing more interest and are in negotiations with a couple of Canadian groups that have some outstanding "exit" strategies. The Daily Updates have slowed a bit since our workload has built up tremendously. Homes have been being picked up by the crew on a consistent basis. Some very valuable new clients have signed on over the past few weeks as well. Homes have been being rehabbed like mad. Homes have been selling across the board.

All in all it has been a great ride so far and I see this ride hanging around for several years to come. Comping properties like we do is the key to not being stuck with a home. It also helps with the rehab techniques that we have to get homes sold quicker than the next guy.

The radio show has been a hit!! If you haven't listened to The Real Estate Power Hour yet, you are missing out. Every Sunday from 1-2pm on KKNT 960 you can listen to all of the happenings at Arizona Investment Link. Get a laugh or two as well. Every week we have special guest speakers on the show. The last post said that we are ready to ramp up notches unknown to man. Well, 4 days 5 homes. Time to keep the trend going and earning our clients fantastic returns on a consistent basis. Thanks to all involved. The AIL crew is back in the saddle and ready to make it happen.

AIL is using the weekend to ramp up to coming week to notches unknown to man. The radio show was a big hit and on top of that, Jesse Romero with Magnus Title recorded the show and edited it to 5 minutes or so in order for you to see how the show goes Live. So thank you for that Jesse, great job. The list for Monday is rather juicy and we expect to pick up a home or two for clients. Homes are closing and homes are being picked up at fantastic values. Picked up a few more homes for clients this week. What is more impressive is the continued success of sales on the retail side of things. Let's keep the trend going on both ends. As a matter of fact, it's time to expand and be a bit more prominent on great values in the Maricopa County arena. This last week was full of surprises. A couple handfuls of homes have been flipped on the retail market. Good news for our clients that rely on the market staying at a steady pace. The 90 day seasoning rule is working to our advantage in some case as well. A chandler man gets busted big time for stripping items out of his former home that he had no business doing. Check out our Latest News tab for this article. This goes to show that we are serious when we say "You cannot take things out of a secured creditors (banks) home when you are Foreclosed on" Very important. With my notice to tenants or owner occupant of homes that we pick up at auction, this article of the Chandler man will be attached so there is no mistake of what can happen when you pull this kind of stunt. Something for these folks to think about. Look forward to taking care of a few more clients in the upcoming week. We can handle the business but yet not get too big to where you are just a "number". Well well well. Looks like the trend is continuing. Homes are selling and homes are being bought at the Trustee sales courtesy of Arizona Investment Link! Wooo hooooo. Going back to our old strategy of Stainless appliances and longer shag carpeting is proving on a day to day basis to be a smart and out of the box way of thinking in this competitive Real Estate market. Always look forward and never back is the motto for this week. Exciting times ahead. Sandy B is now on full time with the AIL crew and we bring her on with open arms. Zach J. is now our full time webguy with a ton of experience and know how to keep the site up to date with many exciting additions to the site forthcoming. The week started out strong picking up two gems at auction. One for $37,780 and the other for $81,400, both with healthy profit margins. Our client Priti, should be pretty fired up since her first of three homes purchased went under contract today being less than 24 hours on the market for over asking price no less. January 11th-17th 2010

This week has been a great week on several accounts. Well, to begin we had 4 offers accepted on our clients homes! Retail side, ladies and gents. As predicted the new year would bring much more activity than the last month of 2009. The Holidays are always tougher. We have also managed to continue to scoop up homes at auction at a brisk pace. Great values, no question about it. The addition of Farnsworth Realty and Management to the machine is proving to be huge. Regarding our "Buy and Hold" strategy, we are ready to ramp up over the next week or two. Although we have a couple of investors that are taking advantage of this strategy, we are looking to expand into the Canadian market as well. We have a few Canadian clients now and they are ecstatic at the values they are getting given the strength of the Canadian dollar. Time to bring on a hedge fund or two in order to pick up the steals that we let go on a daily basis. The "buy and hold" strategy is not currently well known and with the need for housing is an ABSOLUTE no brainer. Happy New Year Everybody!!! This year brings new exciting horizons for all involved with the machine better known as Arizona Investment Link! New tactics will be implemented as we always think outside the box for new and improved ways to invest in this ever changing market. Excitement looms on a daily basis. Also the re-emergence of The Real Estate Power Hour will surface January 10th and air every Sunday from 1-2pm. I, along with Brandon Cox will educate all listeners on the #1 "Live" Real Estate Talk Show in the Valley of the Sun every Sunday talking about the latest and greatest in Real Estate. Not only that but we will be talking about the Trustee Auction process and who is involved and how the wheels of A.I.L. turn so smoothly. Every week we will also feature guest speakers such as Chad Melin with Academy Mortgage, Douglas Edmunds with Buck Law LLC, Joe and Joe Farnsworth with Farnsworth Realty and Management, Jesse Romero and Cheryl Stephan with Magnus Title and a host of others.

The first week of January started off with a bang. We were 3 for 3 regarding occupied homes to where the tenants/owners said they would be out of the homes on a certain day and they were. Thank you to you folks that followed through with what you said! Investing in occupied homes is a no brainer and a great way to increase your net profits. Get in the Game and don't sit on the sidelines!

The Buy and Hold strategy will be our main topic week in and week out. We take a "5 Prong" approach at this strategy with many of our clients already making this move. The big piece to the puzzle is Property Management. With Farnsworth Management as a partner they are able to make sure that each one of our clients are taken care of from start to finish. Very good week for the clients of AIL this week. Perfect for the gearing up of the Holidays and New Year. More homes under contract, 4 more closings and a plethora of homes being rehabbed and made to look new. As a side note, that is one of the most gratifying parts of our jobs is the cleaning up of neighborhoods and talking with neighbors as they reiterate that fact. Feels really good to be part of a fantastic solution at the same time making our clients a decent return one home after another. The upcoming year is very exciting regarding this line of work so make sure you get in the game sooner than later. Have a good one!!

Epic week at auction for Arizona Investment Link!! 8 homes this week at auction for some very good clients including but not limited to our friend Peter and now bursting on the scene, Shawn from coconut land, Hawaii. Picked up some nice coconuts this last week for a few clients. Thanks Shawn!! I can't stress enough how important it is to gear up now and scoop up some Gems in the month of December. December will be great but both Brandon and I believe that the next couple months will be very fruitful for our clients as well as we believe that the banks will loosen up the strings a bit and release more home at auction. That will be even better news for those that would like to Buy and Hold in order to rent for cash flow. Again, it is a landlord market now. With all of the folks that are foreclosing and the renters that are being foreclosed on unknown to them, this is a perfect recipe for a boatload of people that need housing and CAN afford it. With more homes hitting auction in the coming months, that will create a small surplus of homes that will be had at fantastic values. Follow our lead and Get in the Game!!

Man O Man!! Woooo hoooooo 3 offers on customers homes this week, 4 closings and more homes picked up at auction. We are now seeing an influx of investors buying and holding properties for cash flow. When the radio show Re-debuts on January 10th we will be talking heavily about the Buy and Hold strategy and the 5 prong approach at seeing this strategy through to success. Not only real estate in Arizona is doing very well but so is my Fantasy Football team. That is another story though. Hope everyone is having a great week and is gearing up for the holidays. Great last few days. Again, going up against postponements and a few rookies that are trying to get in the game "overpaying" for homes at auction we still managed to scoop up 3 homes. Congrats to Mike, Dennis and Scott. Diving into the Coolidge and Casa Grande market again these homes are sure to sell at an alarming pace. Get in the Game folks. The holiday months may be a bit slower on the retail end of things but at auction there are some incredible deals to be had.

 

November 26th- 29th

 

Day after day we continue to make things happen. Although postponements have been rampant the last couple weeks, we have still been picking up homes at a brisk pace. Closing the month of November with 5 more closings for clients. Going to be a Happy Holiday for many of our clients. Exciting. The radio show will be re-emerging January 10th. Two more homes for the Good Guys this week. Not bad since virtually every home that was worth bidding on was postponed by the banks. Seems that a week before Thanksgiving and a week before Christmas the bank softens up a bit and postpones many of their homes so as not to leave families without a home. Makes sense though. Speaking of Thanksgiving, we at Arizona Investment Link would like to wish everyone a very special Thanksgiving this year. Take it easy and spend time with your family or loved ones. Happy birthday to my brother Jeff. Benihana's tonight for sure. Today was a great beginning of the week for Arizona Investment Link. Two homes bought at auction. Again, solid margins. On another note, looks like I am looking to get back on the radio after a one year hiatus. Brandon is excited about the idea of sitting across the desk from me as we will resurrect the show "The Real Estate Power Hour" once again. A stellar past 4 days. Six homes picked up at auction with some very handsome profit margins. More offers accepted on the flip side of the transaction for a few of our clients too. Not only is the weather perfect out in AZ, so is real estate. Also, I am kicking around the idea of posting some Mobile Video Blogs from here on out. Very busy last few days. Noticing that during the holidays, similar to last year the retail sales of homes slow down a tad bit. Completely expected at this time of year. The interesting part is that homes continue to sell at a brisk pace given the supposed down economy etc. I am predicting that the opportunities for buying homes at auction over the next two months will be prime. I have a feeling that many of the investors that normally buy sit on their money through the Holidays. I would imagine that is a natural human instinct to do that during the Holidays. Not us, we continue to rock and roll. The past 5 days, we picked up a home a day. Exciting times and great deals to be had. Good day Ladies and Gents. Let's learn a little bit about how the initial process of what happens right after you purchase a home at a foreclosure auction. I have been asked by many people that are just getting into the game, "What happens when I actually buy a home at auction?" "What proof do I have that I bought the home after signing over my $10k earnest money check?" What happens immediately following a successful bid is you receive an Auction Receipt. That receipt shows the deposit taken and what Trustee and the amount it will take to fully fund the remaining balance by 5pm the following business day. Once funded you will receive a receipt that will show "paid in full" from the Trustee. Let AIL guide you down the road of purchasing at a Trustee sale. It is very exciting. Get in the game.

"THANK YOU!!!"

The highly anticipated daily update is finally here. Many homes have been had over the past week or so. Very exciting. As most of you may or may not know the popular Tax Credit has been extended to April 30th. That is great news that has to be taken advantage of. Although, many of our end users on the flip have been Cash or Conventional buyers, the Tax Credit extension doesn't hurt. :)

We are currently monopolizing about 50% of the homes that are purchased to flip at auction. Our entire team at Arizona Investment Link is doing a fantastic job, 7 days a week. I greatly appreciate everyone. Even you Jimbo. Our clients are a very important piece to the puzzle also. Many thanks to all of you too. Our strategy in attaining homes on a regular basis has really been perfected as of late. We are constantly changing with the market conditions in order to maximize our bidding power.

The referrals have really been coming in too. So thank you for that everybody. The website is doing really well getting over 350 page views on average per day. Incredibly the page views are all over the world. Safe to say other countries are noticing the opportunities here in AZ.

Sorry for the delay folks.   The last week or so has been one of the busiest yet. A home a day has been the mantra. Picked up some really great homes, closed more than 6 of our clients homes and have been rehabbing like nobody's business.  A new change over the past week also has been the acquisition of 3 homes with pools.  Homes with pools have really proven to be a mini gold mine.   They just sell a bit quicker.  We have also branched out to Coolidge and Casa Grande with major success in both locations.  Our nightly lists have been more popular than ever.   Make sure to get in the game and let's have some fun.   This is what we do...day in and day out!!

Big big day for PC, better known as Chris S. Two homes scooped up on this lovely Friday. One occupied and one not. Both homes picked up for $1 over opening bid with some very healthy margins in place. Today is Sunday, and the home that WAS occupied is now vacant. The owners of the home are now out and the home is in all but perfect shape. I would pat myself on the back for assisting in this expeditious move, but that is just part of Arizona Investment Links job. :)

Anyway, excitement continues to loom on a daily basis. More and more clients are taking part in the daily happenings here in Arizona. The Domiano home sold in less than 1.5 hours of being on the market. Kingman Loop is also under contract after a day or so on the market and others to follow. Make sure to check back regularly for updates. We love our line of work and it shows.

What a week!!! The excitement continues for the AIL crew and its clients. Offers are being accepted on the Flips and homes are being closed. Homes are being picked up at auction on virtually a daily basis. Another week of kicking some AZ. My attempt at a joke. :) Great week folks, picked up 5 more homes. Gems this week. Since implementing our new strategy for hard money investors yesterday evening, today Dena picked up a fantastic deal. The home on Saddle. One of the best yet! Peter picked up two more homes this week, Devin dove in again and Scotty picked up his second. Exciting times for Arizona Investment Link investors. Not only is the auction side of things exciting but some is the flip aspect. Four more of our clients homes on the flip side opened escrow this week!!! Wooo hooooo.

Special thanks to the Donian (Brandon) for all the hard work on a daily basis. Dee is doing fantastic as well. Jimbo Slice is holding the fort down on the rehab side, Big Time. Great work everybody. October 5th - 10th 2009

This week has been fairly uneventful. Did pick up a handful of Maricopa county homes though. Priced in the mid 30-50k range. These individual buyers have been buying to hold and rent out for healthy cashflow. For our regular investors that are into flipping homes on the regular, it has been a tough week. Most of the homes that were up for auction over the past week either postponed or cancelled. This has been a "first" for Arizona Investment Link. We are very optimistic about this upcoming week though... so be prepared folks!!! :)

We did add a really neat section to our website however. The VIDEO link is active!!! Make sure to check them out. Reality at its best! We will be adding a minimum of 5 new videos per week so make sure to check back often. Who knows, maybe one of the videos will be your actual home. :) Excitement looms in the weeks ahead, so be prepared and Get in the Game!

Many of our clients homes have also been sold this week. Profits are being had at a brisk pace. The USDA tax credit loan is still a viable option for first time home buyers which is adding to the fuel of the market. As a company, we are seeing that 40-50% of our retail buyers when we list the homes on the MLS are Cash buyers. Very exciting and also provides for super fast closing which bodes well for you, our clients.

That really shows your appreciation for the work we take so much pride in. Five more homes have been picked up at auction over the last week. This last week has been stellar! Picked up 4 homes so far as of today with another day in the week to go. Last weekend was full of clients taking advantage of our "ride along" program, learning valuable information needed in order to make an informed decision whether they want to Get in the Game or not. Monday, we picked up a home for a client that is an absolute cherry. Located in Maricopa county, one of the hottest locations around. This home will be listed and on the market fully rehabbed by tomorrow. Yes, tomorrow. Make sure to check the website daily for daily changes and look for the Marquez home. On Wednesday, we picked up a home with over $20k profit potential in Maricopa as well. Single level home that is loaded. Look for the Rainbow home on the "Wholesale Listings" link. This home is fantastic and has very mature landscaping in the front and back. I would be willing to bet that when Dee posts this daily event she will include a pic of a couple of guys hiding in the bushes. September 15th - 18th 2009

Sent out an email to all investors titled "Hellacious Week". It was. On the bidding side at least. Picking up homes was minimal the entire week. Worst we have seen it in almost a year. Homes were being bid up to 90% of retail value which does not work with us, and our clients exit strategies. Since bidding is getting a bit higher than usual we have implemented two strategies. The first is to tighten up the profit margins. After all, if you don't even acquire the home in the first place, how much money is there to be made. The answer rhymes with "hero". That's right, "zero". The best part about real estate is that it is a tangible asset and can be used for many different things. Not only to flip for profit but with the prices that the homes are being bought for, renting out for a healthy profit and another exit strategy and a great one at that. Many of our clients choose this as well. That is mostly the reason for the higher bids. Example..... lets say we have a 2000 sq ft home that is worth $100k on the retail market and the opening bid starts at $50k. We come up with a figure of bidding no more than $70k in order to flip the home. Well another investor can come in and buy it for $80k and do very well when renting it out. An absolute "no brainer". What this particular investor is also doing is waiting out the appreciation factor at the same time. Homes are appreciating at a very modest clip right now. Not like in 2004-05.

We also know that many of these folks that are buying at top dollar right now don't have endless funds. So our time will come and there will be many homes to bid on in the coming weeks. AIL also know that there will be a plethora of homes hitting the auction block in the coming months too since the deficiency law did not pass recently which you can see the article on our Latest Press section of the website. Banks were postponing homes at auction in the homes of the deficiency law passing so they could legally go after homeowners for the outstanding balance of the money owed when the homeowners default on their loan.

Nevertheless, be prepared for homes to be had at auction this upcoming week. There are several Cash buyers ready to go and shake the industry.

Now for the better news. When clients buy homes in order to flip, flipping the homes in a timely manner is a must! This last week even though the auction didn't go as well as we usually see the flipping of our clients homes went really well. Attack of the cash buyers was the mantra for the week. Four of our clients homes sold on the flip market with several more to go in the upcoming week. Now is the time to get in the game and take advantage of what AIL thinks will be an opportune market for at least 2-3 years.

We are hot, but the weather is not. Prime time weather is in the forecast for the next 7 months, so plan a trip out to beautiful Arizona and meet with the Arizona Investment Link team today!!

Good day folks. Going to write this update this morning and include today as part of the week. Last week was a busy one. I have received many calls from potential investors about the excitement that they are seeing on a daily basis with the updates on the Wholesale Properties tab on the website. Pending, Pending, Sold, Sold etc. Over the past week there have been many homes acquired with more and more folks buying and holding properties. Great strategy. However, in order to take advantage of the market NOW most are choosing to buy and flip. Also, make sure to check out the "Before" and "After" pics that are masterfully taken by our very own Dee W. She is a professional photographer by trade but now hangs her hat with the almighty AIL. We love to have her on board and she is a very valuable asset to the top notch marketing that we provide our clients.

On a side note, Arizona Investment Link is going to be offering a new "Profit Sharing" program to clients. It will be available on a limited basis. What it will allow you to do is Get in the Game for roughly $8k less out of pocket up front. This week was full of excitement for many investors that are flipping their homes and exciting for other investors that are just getting in the game and acquiring their first homes. Had several clients picking up homes throughout the week in order to hold for rental income and bet that the market will increase even more for bigger profits in the future. Great idea given the current market conditions. For the investors that bought homes this week for flip purposes, it is also a prime time to do this as well. Already this week for the clients that we picked up homes for in order to flip, we have the homes ALREADY either just listed or darn near ready to list and sell. Everyday has been very busy for Arizona Investment Link and from here on out we will be updating the public on our website a week at a time. The daily updates were getting a bit cumbersome given the daily workload of this business. We are super thankful for this problem though as clients are now being referred on a daily basis to us since opening up to the public a bit over a month ago. We are having a ton of fun. "A Home a Day" is the mantra. What a day. The day began with a "ride along" with a lovely couple today from Oregon. We had a lot of fun and it was definitely a tutorial. Expect them to be regular clients by weeks end. Oscar picked up a home today in the east valley. Plenty of spread in the home. Rehab has already begun and we expect to have the home sold by next week. Make sure to get in the game sooner than later. Can't express this enough. Sunday, another work day is upon us. What is good about Sunday's is that we can preview Mondays properties in advance so more investors are prepared for the big day earlier. Sunday was a day of previewing and another "ride along". Want to thank Jeff and Ben for coming out on a Sunday to learn more about what Arizona Investment Link does on a daily basis. Completed yet another over asking price offer on a clients home this morning. Then met up with Paul, Carolina and Matt for a ride along. Paul and Carolina, thanks for traveling out from San Antonio to see what is happening out here in AZ. Look forward to doing a lot of business with you two. You too Matt! Another big day for the Arizona Investment Link Crew. Peter picked up his second home in two days!! Congrats! Big money to be made. What has been interesting over the past couple days is since changing our strategy regarding setting ourselves up for max bid to net approximately $10k in profit, we have picked up the last 4 homes for far less than max bid. Very exciting and the way it will be in the future. Let's keep it going. Additionally, today was a day where two more of our clients homes on the flip have offers on the table for over asking prices!!! Again, this is our model and our way of doing business!! Had several homes on the list today that we really wanted. Realizing that some of the investors that had bid up the homes over the past week and a half, high enough to where a flip makes no sense, I knew that they would begin to run out of money and the cyclical bidding process would return to normal. Today we acquired for two clients two homes. Picked up one for "a dollar over" opening bid. Excellent. Picked up the second home in a great neighborhood, single level for $10k below our max bid. That just added $10k to our clients' net profit, JUST LIKE THAT! As always, rehab will begin tomorrow. Tomorrow should be an exciting day. Looking to pick up a couple more. Get in the game folks. Good times. Received another call from a gentleman in Washington that is flying out Sunday and doing a "ride along" on Monday with Brandon and I for a "schooling" session. So this makes Friday, Saturday, Sunday and now Monday that are full when it comes to our exclusive "ride along" program. There is NOT another company that offers this comprehensive service. Again, outbid by folks that are bidding high enough to be owner occupied purchasers and not flippers. The strategy of acquiring auction homes is changing daily. Might as well start off by saying that the "ride along" option for potential clients is really catching on. This Friday Stephan will be riding along. Saturday, Paul and Carolina along with two others, Sunday Jeff and a guest will be riding along as well. Received a call from a couple in Chicago that are going to join on Sunday as well. Crazy times. Feels like 2004-2005 all over again. Get in the Game. Can't stress that enough. If you are not cash rich, there are other ways to take advantage of this venture. This weekend was a combination of planning for the future and previewing Monday's selections. Finishing off the week as a company we are beginning to realize that real estate is really picking up. Noticeably! Be prepared to adjust bids up a bit in order to scoop up these auction homes STILL at no brainer prices. Especially if you are looking to buy and hold in order to rent for cash flow or to purchase as a primary residence. In order to fix and flip it looks like we will need to tighten up profit margins a bit. Still an extremely lucrative, conservative plan moving forward. Bid on two homes for a couple good clients today. Both cherries. Single level, loaded up pretty well and would sell fast. One of the homes postponed until October 10th, the other was bid up high to an end user. What is interesting about this business and the Good Ol' Boy network that we are associated with is that you know the story of each successful bid. Bid on a couple homes for two clients and didn't quite get them. For some investors money is a bit tight and we have to keep the bids low. That is alright because every so often even lowballing proves to be successful. Getting homes in Pinal county for a dollar over doesn't happen all that often, but when it does..... it's payday. The rest of the day was dedicated to following up on the rehab of a few clients homes. Progress is being made at record pace!!

Started the morning off with Brandon previewing properties and bidding on three. Two of which were postponed and the third, again outbid. Sometime that happens when you are bidding on a great home against and end user. Meaning someone that wants to actually live in the home as a Primary residence. I was busy delivering funding checks all afternoon to Trustees offices throughout the valley. Business is great. Again, get in the game sooner than later. Interesting day today to say the least. I was contacted by a local radio station who wants The Real Estate Power Hour to rule the airwaves again. Interesting enough the station was not KKNT 960 where I was the number 1 Real Estate talk show in the valley for close to 5 years. We will see what happens in the near future though. Great day of previewing properties and driving a couple new areas as well. Anthem and Chandler were on the menu today. Also, scheduled two investors to fly into town for "ride alongs" One client from Washington and the other from Illinois. Word is spreading by the day. The morning started out previewing properties for a few clients at 7am. Some great properties available however two of the properties we were keying on were Postponed and the other was bid too high. Today started out with the acquisition of two more properties for clients. Excellent margins!!! Rehab work is already beginning, DAY 1...... Also, today is the day we happened to bring on an additional and very valuable assistant, Diana Wilson.....better known as Dee. With business picking up day by day since opening up to the public, both Brandon and I were in need of a very efficient sidekick. That brings our total crew up to 9 now!!!!! The day started early today. Collecting final checks for the three homes from yesterday. All three of the fellas hit the pavement early in the morning to finalize rehab on homes, take tons of pics, activate for resale on the market and check on one of Jason's rentals. :) Very busy day indeed. Checks were delivered to Trustees around the valley in the afternoon and now Tim and Gerald are officially owners of some fantastic deals. Received a couple calls from two other investors that are ready to get in the game. More than likely bidding will commence for these two gentlemen beginning tomorrow.
The big relationship with one of three groups in the U.S. is looming closer and closer. BIG, BIG, BIG day today. Yes, I say BIG three times because three of our clients scooped up three BIG deals. Tim had A.I.L. knock down two fantastic deals for him in North Phx. Both homes with pools in quickly selling neighborhoods. The first, a little over 2400 sq ft bought for a dollar over, $122,301. Priced well below the conservative comp which is $210k. The other is in Peoria in the Arrowhead Ranch Subdivision. Bought at auction at $145,100. Comped easily at $202k. Both fantastic investments in perfect rental locations with huge appreciation upside. Gerald is the recipient and successful bidder of a home in Johnson Ranch with views of the golf course. Square footage rings in at just over 2500 with the home being bought at $93,151. What a buy. Conservatively comped at $150k.

As expected the day started out with a bang! We planned to bid on 4 homes today for two clients. The first home that popped up at auction was the home on Yellow Bee Lane in the golf course community, Johnson Ranch. This home is Richmond American homes best selling plan. Originally 2327 square ft, this plan had the optional loft which is 280 square feet totally over 2600 livable square footage. The interesting part about this home is that we originally thought the home was 2327 square feet, however after gaining access today found it to total 2600 feet. Not bad since the original value we based this home off was from the originally thought square footage. The opening bid was for $95,000. Being that we have a solid reputation at auction, we acquired the home for $95,101 for Scott. Conservative comp is $154k.
Tomorrow, Plenty of Work LLC already has several of the trades lined up ready to work in order to prepare the home for sale. Tony was the second client that of the day to scoop up a gem. 3211 square feet, 5 bedroom with a huge loft, 3 full baths and mountain views. Conservative comp is at $150k. This home was scooped up at auction today by A.I.L. "a dollar over" for an incredible price of $85,201 !!!! What a find. Again, trades will be showing up tomorrow beginning paint work and carpet. Home will be ready for resale on the open market in less than 7 days. Not an REO or SHORT SALE!! That is the key!!!!!! Stay tuned for tomorrow's update. Today, we received our list a bit earlier than anticipated. Wanted to get a head start on Monday so we decided to comp the 8 properties we selected and hit the road. Sunday brought great joy as we discovered the 8 homes we previewed all were fantastic opportunities. After an incredible day of bidding, we dive into Friday. We bid on two homes today. The first was a massive home, 3600 plus sq ft. which we set a max bid of $185k. The home was bid up to $215k, so we were outbid slightly on this one. We actually knew this home would be bid up but we decided to throw out a number, "just in case". :) The second home was a gem in Mesa. Really wanted this one. Is "epic" a positive word??? Yes it is! Today was an epic day for two of our clients. Steve and Doug. Steve was the successful bidder on a 1505 sq foot home for $42,101. The home is super conservatively worth a bit over $70k. This week we will knock out for Steve some minor cleanup and repairs and have it sold in a hurry. Stay tuned for the final numbers. Today was a fantastic day and really busy. Had three clients that wanted to bid on three homes. Lost two of the bids by a small amount, again showing that as usual we are in the ball game but do not want to exceed our "feel good" max bids. The third home we snatched up for Bill S for $53,801. A 1921 sq footer that Bill is fired up to keep and rent out for a nice chunk of cash. This is what it is all about folks. Make sure to get in the game and make moves sooner than later. Running around like mad was the mantra for the day. Headed out to Queen Creek to preview a few properties. Decent margins but not decent enough to recommend to any of our clients. So after making our way out to the east valley we decided to head out to I-17 and Greenway area. As we drove up to this particular property where the opening bid was $33k we were very surprised at the curb appeal and overall look of the home. As Brandon and I pulled up we see 3 other vehicles. So we get out and roam around to the back of the home where we see about 10 others checking out the home. Looked like the general public for the most part perusing around. With all my might I attempted to get into the home and this place was sealed shut. Could see into the home from the windows and what a nice place. Very cozy and small but the margins were potentially large. Had a client that wanted to bid no more than $40k. Although worth more we lost the bid by only $2k so we were close. On to another day.

Good day. The crew had to split off today and cover some ground. Brandon previewed the Phoenix area and I hit my home away from home, Queen Creek. Have a great client that is on a tighter budget than others. Found a home that was 1450 sq ft and the opening bid was $39,314. Great home and only needed roughly $4k worth of work. Comped conservatively at $82k. We were slightly outbid on the ceiling amount we wanted the home for. Point is, there are other days. Today we went out and previewed homes and really discovered some Cherries. Here is the rundown. Nice 2000 sq ft home in Pecan Creek, actually right across from one of my personal rental homes. Open bid, $81,000, comped conservatively at $125k. Picked it up at auction for $96k. I was very pleased with the value. We had our eye on two other homes for clients as well. One was an 1829 sq. footer that was virtually perfect. Didn't even look like it was lived in. Open bid was $76,900 and we had it conservatively comped at $119k. That home was postponed for a later auction date. Then a 1880 sq. foot home in Queen Creek. The opening bid was $68k, we had it comped out at $104k and the home needed no work. Bidding was high on this home at $99k. All in all it was a great day. Ready for tomorrow.

Today was the day of previewing, planning for two investors to fly out, checking on earnest money deposits and being amazed. I will explain the previewing and being amazed part. Drove out to two specific properties. One in North Scottsdale. Opening bid at $240k, just shy of 4000 sq ft and brand new on over an acre with views. Brandon and I finally made our way out there. Keep in mind without seeing the home we had it comped conservatively at $340k. This is the value in AIL, when we arrived, we found that the home was an uncompleted spec. Still needed about $60k of work in order to be finished. Goes to show, we take the hassle out of this process. There are other companies out there that would have seen the spread and assumed it was a completed home only to find out that there was 2 months worth of work remaining not to mention more cash out of pocket. Not a good investment. Which leads me to the next home we previewed in Chandler, and what a gem.
Open bid $31k. We had this comped at conservatively at $70-80k. Pulled up and saw it was a corner lot, new smooth stucco and paint, large new AC unit, new roof and even had a pool in the backyard. Looked inside only to find the home is completely tiled, excellent paint and walls. The home literally only needed landscape cleanup and just general cleanup around the home. We were just a bit late on the bidding for two clients. The auction was at 10am. Investors, if you are interested in picking up homes, make sure to check your email early in the morning and simply call AIL and let us know what properties you are interested in. Well, today Brandon and I headed out early in the morning to preview a couple of specific properties. Property #1 is a home in the East Valley. Looked like it was in very good shape, needed a little clean up and yard work, but all in all a great home. 1950 sq ft, 4 bedroom 2 bath. Opening bid was a tad over $99k. Home would sell quickly for $140-150k. The second property was a 4 plex in Scottsdale. Knocked on a couple of doors and met two of the tenants. Nice folks and the place was in a good area. Not the best area, but good. Opening bid was $139k, monthly rental income would be conservatively $2,000. Not bad for both of those.

By the way, there was a Triplex in Gold Canyon that Brandon and I previewed this morning. Opening bid $129k, two of the three units were already rented out with both tenants wanting to remain. We met them both. Great folks. The third unit could be rented in no time. One unit rented for $625/mo the other for $575/mo. The last unit will rent quickly for $550/mo. Great returns with great tenants.
